AGE RESTRICTIONS

You must be at least 21 years of age to rent our Gatlinburg cabins. The person who signs in must have proof of age and must reside in the cabin for the entire length of stay.

CANCELLATIONS AND REFUNDS

1 and 2 bedroom cabin reservations must be canceled 15 days prior to arrival to receive a refund minus a $30.00 cancellation fee. 3 bedrooms and larger cabin reservations must be canceled 30 days prior to arrival to receive a refund minus a $50.00 cancellation fee. Reservations not canceled 15 days prior to arrival will not be refunded for any reason. Reservations for Roosevelt Lodge must be canceled at least 30 days prior to arrival to receive a refund.

PAYMENTS & FEES

All reservations require the first night’s deposit. We accept all major credit and debit cards. All one night reservations will be charged an additional cleaning fee to be determined by Parkside Cabin Rentals. You may call our office for further information. Final payment must be received 15 days prior to your arrival. There will be no refund for early departure for any reason.

RESERVATION FEE & PEACE OF MIND INSURANCE

There will be a reservation fee added to each reservation. The reservation fee is $39 for 1 bedroom cabins, $49 for 2 bedroom cabins, $59 for 3 bedroom cabins, and $69 for 4+ bedroom cabins.

We also offer an option for Peace of Mind Insurance – A $1500.00 damage waiver that covers accidental damage to the cabin during your stay, ranging from $40.00 to $50.00 per stay.

CHECK-IN & CHECK-OUT

Check-in begins at 4:00 pm. We offer remote check-in for all properties. Check-out time is 10:00 am, NO exceptions. You will be charged an additional $20.00 per half hour that you are late checking out. All discounts must be presented at check-in. No discounts will be given for special events, holidays, or during the months of July and October.

CABIN RENTAL OCCUPANCY & AMENITIES

All cabins come equipped with linens and towels, along with basic kitchenware and utensils. We also supply a starter kit of soap, dish detergent, paper towels and toilet paper. After use of these items, the guest will be responsible for supplying any further need of the items listed. We do not supply coffee, coffee filters, beach towels for the hot tub, or charcoal for the grills. If you need maintenance during your stay, we have someone on duty between the hours of 8:00 am and 4:00 pm. Problems occurring after 4:00 pm will be addressed the next day. Please note that hot tubs are cleaned and drained prior to your arrival and may not be hot for several hours. At Parkside Cabin Rentals we strive to make your stay a pleasant one; however, there are some conditions that are beyond our control. Occasional power outages are not uncommon in the mountains and are the responsibility of the local utility companies. There are also many varieties of insects and wildlife that are to be expected. We are not responsible and cannot compensate for weather conditions.

FIREPLACES

Inside fireplaces (both gas and wood burning) may be used from the first of October until the end of March. Outside fireplaces may be used year round. These are the only times fires are permitted. Parkside Cabin Rentals does not supply firewood, kindling, or matches, due to regulations beyond our control. These items can be obtained from local grocery stores and convenience stores.

PET POLICY

At Parkside Cabin Rentals we allow pets at Pet Friendly Cabins Only and our policy is 2 pets per cabin with a weight limit of 50lbs (no exceptions) and a charge of $65 per pet that is non-refundable. All guests are responsible for cleaning up and picking up after their pet whether it be inside or outside of the cabin; if this is not met, you can be charged an additional cleaning fee. While you are away from the cabin, your pet is to be crated so that there is no damage done in the cabin; if you choose not to abide by this and any damage occurs, you will be responsible for replacing any and all damaged items.

Pets and Parkside Calls Policy: Our team can do trash calls and supply calls to your cabin if you have a pet; however, our team is not responsible if you do not abide by our crate policy and your pet escapes; there will be no refunds. Our team has the right to refuse entering your cabin if your pets are not crated for supply delivery and trash pick up in which you will be responsible to follow proper trash protocol.
